Many new properties that are up for let now come fully furnished with the all essential pieces of furniture and equipment such as tables, chairs and beds. These are usually designed for people such as students who like to move around without much baggage or professionals who often do not have time to go shopping for furniture. However, if you do choose to offer properties to prospective tenants that are, indeed, fully or partly furnished then you will want to have landlord insurance that covers the contents of the property as well.
You often hear of stories of occupiers that leave the property very suddenly and sometimes they can take some of the furniture with them that belongs to the landlord. This is not a very common occurrence but it does happen and insurance is designed to defend against events that are unusual. What contents insurance does is insure all the contents within the property and that includes both the furnishing that you, as the landlord, have installed before the tenants moved in as well as the items owned by the tenants themselves.
So, should your tenants suddenly decide to up and go in the middle of the night while helping themselves to some of the items of furniture that you have generously provided for them then you won’t, or shouldn’t, be financially liable to pay for their replacement as your insurance should cover it. Furthermore, it also means that you will be able to advertise that your properties come with insurance and that any prospective tenants will have their contents fully insured should they choose to rent with you. Some people may see this as an added expense however it can be vitally important in shifting some of the liability away from you and onto the insurer and save you a lot of money is something happens.
